Crack Routing & Injection
Cracks wider than a hairline get routed to a uniform profile and filled with epoxy or polyurethane. Epoxy injection restores structural integrity. Polyurethane works better on cracks that see water. We match the method to the crack type, not to what is cheapest.
Spalling & Delamination Repair
Spalling is when the concrete surface flakes, pits, or crumbles. Surface delamination is a thin top layer separating from the slab. Both are repairable if the underlying concrete is still sound. BES grinds back the damaged area to solid material, applies a bonding agent, and pours repair mortar. If the base concrete is failing, we tell you so upfront.
Section Replacement
When a section of a slab has heaved, failed structurally, or has damage too deep for repair, partial replacement is the right call. We saw-cut clean lines at the control joints, demo and haul the damaged section, prep the base, and pour a new section to match the original thickness. Better than patching over something that will fail again.
Trip Hazard & Step Repair
A lifted concrete panel or a crumbling step edge is both a liability and an injury waiting to happen. Options depend on the cause: grinding a raised edge flat, mudjacking a settled panel, or replacing the section. We walk the concrete with you, probe the cracks, tap for delamination, and look at what is under and around the slab. The most important thing we tell you at this stage is whether the problem is repairable or whether you would be spending money on a patch that will fail again. You get that answer before any quote, free of charge.
Surface Preparation
Repair adhesion depends entirely on what the concrete surface looks like before anything is applied. Loose material, contamination, or a smooth glazed surface will cause a repair to debond. We grind back to solid material, clean the area thoroughly, and profile the substrate to give the repair material something to grip.
Repair Execution
Crack routing and injection uses either epoxy (structural cracks, no water) or polyurethane (cracks with active moisture). Spalling repairs use a bonding slurry coat followed by repair mortar matched to the surrounding concrete thickness. Section replacements get formed, poured, and finished to match the adjacent slab. Each repair type has a specific execution sequence, skipping steps is how patches fail prematurely.
Curing, Sealing & Walkthrough
Most repair mortars and injection compounds cure faster than standard concrete, but they still need time. We leave the repair protected and give you the exact timeline before we pack up. If sealing is in scope, we return at the appropriate cure milestone. We walk every repair with you before we consider the job done.
The Right Repair for the Right Problem
Not all concrete damage is the same, and not all repair materials are interchangeable. Using the wrong product on the wrong problem is why many concrete patches fail within a season. BES matches the repair method to the specific failure type: crack type and depth, surface condition, moisture, and what the repaired surface will be subjected to. Here is what we use and why:
- Epoxy injectionTwo-part structural epoxy injected under low pressure into cracks. Appropriate for dry, structural cracks where restoring tensile strength matters. Does not work in cracks with active water movement.
- Polyurethane foamExpanding polyurethane for cracks that see water intrusion. Bonds to wet surfaces and expands to fill the void. Does not restore structural strength, but stops water migration where that is the primary concern.
- Bonding agent / slurry coatApplied to the prepared concrete surface before any repair mortar goes down. Without a bonding agent, even good-quality repair mortar will debond over time. This step does not get skipped.
- Repair mortarCementitious polymer-modified repair mortar for spalling and surface delamination repairs. Mixed to the thickness of the repair area. Higher early strength than standard concrete mix, avoids extended cure waiting on thinner repairs.
- Concrete mix (section replacement)3,000 to 4,000 PSI concrete for partial slab replacements. Same spec as a new pour for the same application.
- Penetrating sealerRecommended after most exterior repair work. Reduces water intrusion into the repaired area and slows the freeze-thaw and wet-dry cycling that caused or worsened the original damage. San Diego County's wet winters matter even without hard freezes.

This is the right question to ask, and we give you a straight answer. Cracks and spalling on a structurally sound slab are repairable and can last many years. Concrete that has failed at the base, heaved from root intrusion, severely settled, or crumbled from underneath, is a replacement job. Patching over a failing base wastes your money. What will concrete repair cost?
Crack injection for a single crack typically runs $150 to $400 depending on length and method. Spalling repair on a driveway or patio panel runs roughly $3 to $8 per square foot. Section replacement is priced similarly to new concrete installation for that area: $8 to $15 per square foot including demo and disposal. These are estimates. We give you a firm written number after the site visit.
Will the repair be visible?
In most cases, yes. Fresh repair mortar does not match aged concrete perfectly, and crack injection leaves a visible line. We can minimize the appearance, and sealing helps blend the tone over time, but we do not promise an invisible repair. If appearance matters as much as function, resurfacing the full panel or section can give a uniform look.
How long will the repair last?
A properly executed crack injection or spalling repair on sound base concrete can last 10 to 20 years or more. The variables are the cause of the original damage (if that cause is still active, the repair will eventually reflect it), the quality of the surface preparation, and whether the repaired area is protected with sealer. We address root causes where we can and are honest when a repeat repair is likely.

Most crack injection compounds and repair mortars reach usable strength in 24 to 48 hours. Section replacements need 7 days before vehicle traffic. We confirm the specific timeline for your repair before we leave so there are no guesses.
