Concrete resurfacing means applying a thin polymer-modified overlay to an existing slab to restore or change the appearance. It is appropriate when the underlying slab is structurally sound but looks worn, stained, pitted, or cosmetically damaged. It is not appropriate when the slab has failed structurally, deep cracking through the full thickness, significant settlement, active soil movement, or base failure. Resurfacing over a failing slab will crack and delaminate, wasting your money. BES assesses slab candidacy at every site visit before quoting overlay work.

Resurfacing applies a new surface layer over the existing slab, typically 1/8 to 3/4 inch thick. It is faster and less expensive than replacement when the slab qualifies. Replacement means removing the existing concrete entirely, preparing the base, and pouring a new slab. Replacement is the right call when the underlying slab is structurally compromised, has significant settlement, or has base failure that an overlay cannot address. A resurfacing job on a slab that needed replacement is money spent twice. BES tells you which is warranted.

Overlay thickness depends on the system. A skim coat or microtopping runs 1/8 to 1/4 inch, thin, good for smoothing and improving cosmetic appearance. A standard decorative or stampable overlay runs 3/8 to 1/2 inch, enough for texture and pattern work. A thick stampable system can go up to 3/4 inch and handles heavier texture detail and more complex patterns. All of these require the existing concrete to be sound and properly prepared for adhesion.

A plain skim coat or thin overlay typically runs $3 to $6 per square foot. A decorative stampable overlay runs $6 to $12 per square foot depending on the pattern, color, and complexity. Garage floor resurfacing with a sealer topcoat usually lands in the $3 to $7 per square foot range. Existing crack repair and heavy grinding for contaminated surfaces add to the total. A properly installed overlay on sound, stable concrete should not crack. The most common cause of overlay cracking is reflective cracking from movement in the underlying slab. BES fills existing cracks with a flexible repair material before the overlay goes down, and we tell you if any of those cracks are likely to continue moving. Thermal expansion and contraction is managed with control joints in the overlay that mirror those in the existing slab. San Diego County's mild climate reduces the stress on exterior overlays compared to freeze-thaw regions.

Preparation is the most important part of any resurfacing job. We grind the existing surface to a CSP (Concrete Surface Profile) of 3 to 4, which is roughly equivalent to a 60-grit or coarser texture. This gives the overlay something to mechanically bond to. Smooth, sealed, or oil-contaminated concrete cannot bond reliably without this. Oil contamination requires degreasing, scrubbing, and verification that the oil is gone before priming. Existing cracks are routed and filled. A bonding primer then goes down immediately before the overlay.

Yes. A stampable overlay can produce stone, slate, tile, and brick patterns similar to stamped new concrete. Color goes in as an integral pigment in the overlay mix or as a surface release agent for a two-tone antique effect. The result looks similar to a new stamped concrete installation at a lower total cost than demo and replacement, provided the existing slab qualifies. Regular sweeping and washing, and resealing every 3 to 5 years for exterior surfaces, is the basic maintenance schedule. Penetrating acrylic sealer on driveways and patios blocks water intrusion and UV fading. Avoid deicing salts, they are not needed in San Diego County and are damaging to overlay surfaces. For garage floors with a topcoat, avoid harsh chemical cleaners that can degrade the finish over time. We give you specific maintenance guidance for the system we installed before we leave the job.
