Garage Floor Polish
The most common polishing request BES handles in San Diego County. An existing garage slab is ground with diamond tooling, densified, and refined to a satin or semi-gloss finish. More durable than paint, easier to maintain long-term than epoxy that chips under vehicle hot-tire transfer.
Interior Slab Refinishing
Workshop floors, laundry rooms, and utility spaces with bare concrete that needs to be cleaned up and protected. We grind the surface layer, apply densifier, and finish to the agreed gloss level. Particularly useful when a floor has years of grime or light surface pitting from use.
Covered Patio & Outdoor Slabs
Polishing makes sense on covered outdoor concrete where sun exposure is limited. For open exterior driveways or exposed patios, concrete sealing or staining typically holds up better in San Diego County’s sun and heat. Grind & Seal
For slabs where a multi-stage polish is not needed, a coarse grind to remove surface contamination and defects followed by a penetrating sealer gives a clean, durable result at lower cost. Common for utility spaces, equipment storage floors, and older slabs with minor surface wear.

Floor Assessment & Quote
Before any grinding starts, we walk the floor. Concrete polishing requires a structurally sound slab, no active heaving, no moisture intrusion, no oil contamination that has soaked below the surface layer. Old paint or adhesive residue on the floor adds prep work and gets factored into the written quote. If polishing is not the right call for your floor, we tell you that at the assessment, not after we have started.
Coarse Grind & Densifier
We start with a metal-bond diamond segment sized to the floor condition, typically 25 to 40 grit, to cut through the surface layer and expose clean concrete. After the initial grinding passes, a lithium silicate densifier is applied. The densifier reacts with calcium hydroxide in the concrete matrix to form calcium silicate hydrate, hardening the surface so subsequent polishing stages actually cut and refine the floor rather than skipping over it.
Progressive Refinement
Grit progression moves up through resin-bond diamond pads: 100, 200, 400 grit and higher for semi-gloss and high-gloss finishes. Each pass refines the scratch pattern from the previous stage. A satin finish typically stops around 400 grit. A semi-gloss floor continues to 800. A high-gloss floor goes to 1,500 grit or above with an additional hardener pass between stages. We agree on the target level before we start and build it into the written scope.
Guard Coat & Walkthrough
Most polished floors benefit from a guard coat after the final polishing pass, a penetrating or topical product that reduces porosity and protects against oil, chemicals, and surface abrasion. Vehicle traffic typically needs 48 to 72 hours after the final sealer application. We walk the floor with you when it is done, note any areas to monitor, and confirm what routine maintenance looks like going forward.
What Goes Into a Properly Polished Floor
Polished concrete is a mechanical process, not a coating. The result depends on following the grit sequence correctly, applying the densifier at the right stage, and not skipping steps to save time. Here is what BES uses on every polishing project:
- Diamond toolingMetal-bond segments for coarse grinding, transitioning to resin-bond pads for refinement. Grit progression from 25–40 for initial cuts up through 400 to 1,500 or higher depending on the target gloss level.
- Lithium silicate densifierApplied after the coarse grind and before the refinement sequence. Reacts with the concrete to form calcium silicate hydrate, hardens the surface and improves polishability. A non-negotiable step for a durable polished result.
- Guard coat or sealerApplied as a final protective layer after the last polishing pass. Options range from penetrating guard products (maintain the matte-to-satin look) to topical sealers (add sheen, increase stain resistance). The type is selected based on the floor’s use and agreed at the quote.
- Anti-slip additiveAn optional fine aggregate added to the sealer coat for wet-area traction. Reduces the gloss level slightly but meaningfully improves safety for garage areas with water exposure. Discussed and specified before we start.
- Crack and spall repairOpen cracks and pitting are filled with semi-rigid epoxy filler before grinding begins. Fill color is matched as closely as possible to the surrounding concrete but may remain visible. Flagged during assessment so there are no surprises.

Is my floor a good candidate?
Most residential concrete slabs in Poway and San Diego County are. The floor needs to be structurally sound, not actively heaving, cracking significantly, or saturated with oil contamination below the surface. If we inspect the floor and polishing is not realistic, we say so at the assessment. You are not committed to anything until you have a written quote in hand.
What will this cost?
Polishing ranges considerably depending on floor size, starting condition, how much prep is needed (coating removal, crack repair), and the target gloss level. A straightforward grind-and-seal on a clean slab costs less than a multi-pass high-gloss finish on a floor with previous coatings. BES does not quote polishing jobs without seeing the floor first, condition matters too much to give a useful number remotely.
How long does the work take?
A standard 2-car garage floor in reasonable condition typically runs 1 to 2 days of work on-site. Floors with old paint or heavy contamination requiring removal add time. The floor is walkable within 24 hours of the final sealer coat. For vehicle traffic, plan on 48 to 72 hours depending on the guard product used.
What about old paint or epoxy on the floor?
Old coatings have to come off before the polishing sequence can start. This is done by grinding with more aggressive tooling, and the cost is built into the quote after we assess what is on the floor. Floors with an oil-saturated area from years of vehicle parking may need a chemical degreaser treatment before grinding. We identify these issues during the free floor walk, not mid-job.
Is polished concrete slippery?
A polished floor is comparable to smooth tile for dry-surface traction. In wet conditions, it can be slick. For garage areas near outdoor drainage or laundry rooms with water exposure, we typically add an anti-slip aggregate to the final sealer coat. This is discussed at the quote visit and built into the scope if you want it.
Does an exterior driveway make sense to polish?
Mechanical polishing on a fully exposed exterior driveway in San Diego County is generally not the best use of the investment. UV, vehicle traffic, and outdoor grit wear through a polished surface faster than on interior floors. For exterior concrete, sealing or staining gives better long-term results. BES does both, we will tell you which service makes sense for your specific surface.
